First-Time Home Buyer Basics

What is the minimum credit score for first-time home buyer loans? 

You will typically need a minimum credit score of 620 to buy your first home. There are some exceptions but that is a a general standard for most lenders. To learn more about credit scores and how to improve your score, visit our Credit Scores Learning Center

If you have a credit score of 700 or higher, a Conventional loan may be your best option. You can get a low Conventional mortgage rate and avoid upfront mortgage insurance premiums. 

 

FHA Home Loans are great options for first-time home buyers with credit scores from 620-700. FHA mortgage rates do not increase significantly based on credit score so they can be a great mortgage option for first-time  home buyers with less than perfect credit. 

How much money do I need to buy a home? 

The money you bring to closing is made up of two parts: your down payment and closing costs.

A down payment is the portion of the sales price you pay when you buy a home. Your minimum down payment is based on the loan program you use to purchase your home. Here is a brief summary of the down payments required on the most popular first-time home buyer programs. 

Conventional Loans - 3%

FHA Home Loans - 3.5%

VA Home Loans - 0% (must be an eligible Veteran)

USDA Home Loans - 0% (must buy a home in a USDA eligible area)

Closing costs are the fees and expenses you must pay to finalize your mortgage. Your closing costs are based on how much home you're buying, how much money you're borrowing, and your geographical location. A general rule of thumb to estimate your closing costs is to use 3% of the sales price.

 

Important Note: Sellers can pay all or part of your closing costs. This is a negotiable item in your offer to the property seller.

Are there grants or down payment assistance for first-time home buyers?

We offer four different first-time home buyer programs that offer down payment assistance. These special feature loans either come in the form of a grant or a second mortgage and may have higher rates than loans without down payment assistance. Some of the grant and/or down payment assistance programs will have borrower income limits, so not all first-time home buyers will qualify.
